Tips Calculate

Be reasonable and practical when charging tenants for damages. The Rental Housing Tribunal will be reasonable and practical, and you will lose on appeal there anyway.

The Rental Housing Act requires landlords to return the deposit to your outgoing tenant in these time frames:

If there are no amounts due to the landlord by the tenant, then the deposit plus interest must be refunded within seven days of the end of the lease.
If there are amounts to be deducted from the deposit in lieu of damages by the tenant, then the deposit (plus interest and less damages) must be refunded to the tenant within 14 days of the landlord receiving back the property.
If the tenant refuses to respond to the landlord’s request for a joint move-out inspection, then the landlord must refund the deposit (plus interest, less damages) within 21 days of the end of the lease.
